On March 24, 2015 Walter (First Resort Painting), Tony (M&M Construction) and just completed our final painting project on site review on build #33 (D10-D26) and building #34 (D1-E14).
Staging will start April 1st or 2nd, Walter and Tony will start erecting scaffolding and start wall repairs and paint preparation by Monday the 6th. It is estimated to take 3-5 weeks per building after scaffolding is up, without any weather delays or unforeseen issues with roof fascia repairs.
I will keep everyone updated on our progress through the project. Safety is our #1 focus during this project. All owners are asked to please follow and adhere to all restricted and working areas. If you have any questions regarding access to a building or unit please contact the Property Manager at the PPVOA Office.
Phase #1 will start on building #34, interior stair wells and foyers will be painted from top starting at unit D4 with every effort to give tenants clear access. We will have scaffolding in several areas, painting, wall repair, A/C removal and blocking will be done from scaffolding, jack ladders and unit patios.
Phase #2, Building #33, will start with the interior stair wells and foyers, painting from top unit D15 down with every effort to give tenants clear access. We will have scaffolding in several areas, painting, wall repair, A/C removal and blocking will be done from scaffolding, jack ladders and unit patios. It is important that all patio furniture and movable items are placed inside the unit, until the painting and roof work is completed at that unit.
Owners, Tenants and guests must be informed that workers will need access to patios as needed. All box A/C units will be removed and the hold will be blocked as stated in notice sent to all owners in building #33 & #34, old drain-lines and cables will be removed or re-routed. Our maintenance team will be clearing brush and any debris around buildings for scaffolding and ladders through March 31st.

During the October 2014 Owner's Meeting, a group of owners headed up by Stavros Michailidis, came together to do a deep dive into the different options owners might choose to manage their property at Point Pleasant.
The results of their efforts have been posted in the Documents Section of this web-site. Please review and post any feedback to Stavros and his group on the Message Board.
Note: As allowed by the Master Agreement with Akers-Ellis Management, the Uniform Rental Agreement is under review. With the exception of the On-SiteShuttle, there could be changes in availability or access to services.
